Service of notices and getting it right

Most strategies for the management of let property will be founded on the service of a valid notice or counter-notice. Get the notice wrong and the whole strategy will come to nothing. Sometimes it might be possible to rescue the situation and serve a fresh (and valid) notice. Other times it will be fatal to serve an invalid notice – eg where the deadline for service of a break notice has passed.
