Introduction
In the absence of express terms covering project timing, a contractor would have a reasonable time to complete work. This is much too vague for all but the smallest contracts and the JCT contracts, in common with most other standard forms, stipulate how progress is to be maintained. They also spell out the remedies available for delays, whether caused by the parties themselves or some outside influence. It is also necessary to identify when the works are actually complete, so that contractual remedies for delay can be instigated. The JCT contracts SBC/Q2016, DB2016 and MWD2016 adopt a fairly common terminology, much of which has been in use for a considerable time and is familiar to the construction industry.
